M/I Homes, partner developer expands 100-acre subdivision in Delaware

Delaware, Ohio (W.C.M.H.) — Developers are moving forward with plans to build the second half of a roughly 100-acre subdivision in central Ohio that will be divided into sections containing a total of more than 250 single-family homes.

The Delaware Planning Commission on May 1 approved a proposal to build the final three of six phases that will make up Winterbrook Place, a sprawling subdivision built by M/I Homes, Rockford Homes and Arlington Builders. approved. Plans call for his final three phases of development to include 84 lots, increasing the subdivision's total footprint to approximately 260 homes.

The fourth phase of Winterbrook will include 30 lots of 7 acres, the fifth phase will include 35 lots of 19 acres, and the final phase will include 19 lots of 8 acres. Developers have been aiming to complete Winterbrook since 2019, when the Delaware City Council approved rezoning for the development.

The following year, the council approved the first phase of the site, which included 66 lots on approximately 30 acres. A second phase of 73 lots of 25 acres and a third phase of 40 lots of 16 acres were approved in 2022. The proposal states that construction of Phases 4, 5 and 6 will officially complete the Winterbrook area.

In addition to Winterbrook, several other developments are taking shape in Delaware. Mr. Romanelli and Mr. Hughes are building 97 single-family homes to continue their 473-acre Terra His Alta development north of Braumiller Street and west of Berlin Station Street. Plans call for 43 homes to be built on a 27.2-acre site and 54 homes on a 21.2-acre site.

Maronda Homes is developing a residential and commercial development called Donovan Farms on a 114-acre site adjacent to Boulder Park, east of South Section Line Road and west of Hawk Road. The project aims to build 655 homes as part of the project.

Additionally, Addison Rutherford Plans to expand central Ohio location Build at least 72 single-family homes on 22 acres of vacant land.
